Radon Testing: Essential Home Inspection Components

The Silent Threat: Radon

Radon is a colorless, odorless, tasteless radioactive gas that occurs naturally when uranium in soil, rock, and water breaks down. It can seep into homes through cracks in foundations, walls, and floors. Prolonged exposure to elevated radon levels can significantly increase the risk of lung cancer, the second leading cause of cancer deaths in the United States.

Why Radon Testing is Crucial

Given the invisible and odorless nature of radon, the only way to detect its presence is through testing. Homebuyers should prioritize radon testing as an integral part of their home inspection process. Even in areas not known for high radon levels, it’s essential to conduct a test, as radon concentrations can vary significantly from one home to another.

A short-term radon test typically takes two to seven days to complete, while a long-term test can last up to a year. If the test results indicate elevated radon levels, there are effective mitigation systems available to reduce indoor radon concentrations.
